Roof Repair or Replacement? Start with a Clear Scope

3 min readHome Pro Exteriors

Organize your roofing questions, document what you have noticed, and understand what a proposed scope includes before comparing estimates.

Describe what you have noticed

A useful roofing conversation starts with observations. Note where a leak appears indoors, when you first noticed it, and whether it changes after rain. Save photographs of interior staining and any roof conditions you can see safely from the ground. Explain previous work you know about and whether you have records of the materials or installation.

Those observations help start an assessment, but they do not identify the cause on their own. A stain’s location is not necessarily the location where water enters. Avoid assuming that a single visible mark settles the choice between repair and replacement.

Understand the difference in scope

A repair proposal addresses an identified area or issue. A replacement proposal covers a broader roofing project. Ask what the team has assessed, what each option includes, and which conditions could change the work once it begins. The explanation should be specific enough that you can understand why the proposed approach suits the findings.

Home Pro offers roof repair and roof replacement services alongside its deck work. The white home shingle roof is one of the company’s documented roofing projects. Its photographs show the completed exterior appearance; they do not establish the condition or requirements of another home.

Include the connections in the discussion

The roof meets other parts of the exterior, including chimneys, gutters, and roof openings. Ask whether the proposal includes work at those connections and how the included details will be described. If a related chimney or gutter issue needs separate attention, ask how that will affect the scope and sequence.

A material name alone is not a complete proposal. Request the specific products under consideration, the work included around them, and the manufacturer documents relevant to the selection. Discuss disposal, cleanup, access, and any areas that need protection during the project.

Compare written proposals thoughtfully

Two estimates can describe very different jobs. Before comparing the totals, check that the included areas, removal work, materials, connection details, and cleanup are comparable. Ask about exclusions and how unexpected conditions would be communicated. Do not assume a warranty covers every kind of issue; request its actual terms and provider.

Keep your observations, photographs, and questions together so they can be discussed during the estimate. Leave roof access and close inspection to the team rather than climbing up to gather a better photograph.
